ROOM AMENITIES:
Fifteen unique deluxe rooms are all equipped with private bathrooms with a shower and/or bath, air conditioning, phones, hairdryers, CD AM/FM clock radio,TV/DVD and smoke alarms. Irons and ironing boards are available upon request, and all windows open for fresh air.

WIRELESS INTERNET:
If you are traveling with your laptop, complimentary wireless high speed internet access is available. Please ask for a security code upon your arrival.

Our guests can enjoy the most beautiful GARDEN view in the city from many of our rooms. Most rooms have beautiful hard wood floors, and two luxury suites are available with private sitting rooms as well.

CONTINENTAL BREAKFAST INCLUDED IN YOUR ROOM RATE:
We offer an extended continental breakfast each morning from 7:00a.m. - 10:00a.m. Our continental breakfast consist of a variety of fresh fruits, granola, and a delicious assortment of locally baked breads and pastries.

AFTERNOON TEA:

An afternoon tea along with daily housemade gourmet cookies, seven days per week in our TWO DINNING ROOMS with original fireplaces.

AN IMPORTANT NOTE:
Please note that the Morris House is a historic landmark, and to preserve and maintain its historic significance no elevator is present and no pets of any kind are allowed. Our guests can be accommodated either on second or third floor and the children are welcome with a parent or guardian. The entire building is non-smoking.

PARKING:
There is convenient parking across the street from the hotel. The garage entrance is on 8th street, between Walnut and Locust Streets. The fee for 24 hours is $21.00.

RATES:
Start from $179.00 plus tax per nigh for a regular bedroom with a queen size bed. Suite rates start at $199.00 plus tax per night. Newly opened Extended Luxury suites rates start at $249.00 per night plus tax. Rate for our Presidential Suite starts at $309.00 for a middweek and $349.00 for a weekend.

TAX:
There is a 14% tax added to all room rates.

DOUBLE OCCUPANCY:
All rates are based on two people occupancy. We are able to accomodate an additional person in only one of our large extended suite on a queen size pull out couch. There is an extra charge per night in the amount of $20.00 for a child between 6 - 12 years old and $30.00 for a person 12 years old and older.

DEPOSIT/SECURE RESERVATION:
In order to check in, all reservations must be guaranteed with a valid credit card . We accept cash, Traveler Checks, Master Card, Visa, American Express. Please be advised that a $200 refundable deposit is required upon check-in, if paying by cash.

CANCELLATION POLICY:
Due to our size we must require 72 hours notice for all cancellations prior to check in date. Cancellation Fee equal to one night stay will be charged for all late cancellations regardless of reason why.

If your reservation needs to be changed to a different date, please do so within 72 hours prior to your local check in date a penalty charge will be $40.00.

CHECK IN/ CHECK OUT POLICY:
The check in time is available from 3:00 p.m. The check out time is until 11:00 a.m.
